Projector mounting help

Looking for help a family member on which type mount to purchase in order to properly install an Epson LS11000 projector. For reference, the distance will be 23’ 6” with a 135” screen.

The home was built with the basement theater room in place. I’ve completed the audio and receiver setup, with just the video to go.

The room has a tray ceiling (1) with a cutout for the projector mount. Inside the rear tray is a hole with the cabling (hdmi/eth) and a power outlet. Straight above in the hole are pipes (2) maybe 1.5’ up obscuring the ceiling of the floor above. On the front inside of the tray is plywood (3) and the rear side is also plywood (4- with the outlet).

A straight ceiling mount with extension probably wouldn’t work with the pipes, maybe plywood up across the inside? I’m out of my depth here.

Looking for any help in figuring this out what to buy and how to communicate it to a contractor.
